Malinslee is a popular area for tenants as its very close to Telford Town Centre and some of the big employers in Telford, this in turn makes its popular for landlords.

Looking at this property I believe it could return a higher rental figure. Looking at my comparable rent archive there could be the potential to achieve £560-575 pcm which would give a return of 7%. Also, looking at the floor plan configuration there could be potential for changing the rooms to get better sizes.

Its currently let at £600 per month (giving you a 6% gross yield) so it looks ready to go.

Having rented properties in Hollinswood since 1999 I know how popular this area is...good transport links to Telford Town Centre, Stafford Park, and to the M54 makes the area is popular for tenants, so I wouldn't would envisage too many issues in finding a good tenant.

There's a couple of options - one it could be let out as a family house for around £600 per month or rent the rooms out from around £300 per month per room. Either option could give you a gross yield of anything from 6 to 12%. Last night I was looking back at some properties I've had my eye on over the last few months and seen this property still on the market. Having taken a look inside back in April I can say that its a property ready to be let - no work to be done.

Good sized rooms and in good condition, with low maintenance gardens in a good location in the Brookside area of Telford.
 
Up with Tempertons for £93,950 could there be a deal to be done? if this was purchased at say £90k and the property rented out at a realistic £600 pcm the return could be healthy 8%. gross yield.

I was doing a viewing in Woodrows the next street down yesterday and decided to take a look at this property I seen on Rightmove with Nick Tart reduced to £75k.

From the outside everything looked in order and a quick look through the windows suggested the inside looked ok, however some light refurbishment maybe required.

I have many landlords with property in this area, as 3 bed properties like this will tend to rent out for around £550.00 - £575.00 pcm however you will probably attract tenants who receive housing benefit, so careful management could be required. That said, if the property was purchased at the asking price of £75k the gross return would be 8.8% maybe more if its has been on the market for a few months...

You should expect to achieve around £595.00 pcm could be achieved and if purchased at the asking price you could expect a 7.5%, maybe more if you can negotiate on the price!
 
 
Bungalows tend to attract the more mature renter who prefer long term tenancies, and I certainly get plenty phone calls asking for bungalows at rent...
