Deal of the day - 3 Bed End of Terrace - Burtondale, Brookside, Telford - Great Return

I have kept an eye on this property since it was first marketed back in June this year, as I have let a few properties in this area, and have just agreed a let on Burtondale this morning.

 
At an achievable rent of £550.00 pcm and purchased at £69,950 this property could achieve a gross yield of 9.43%  Now, considering its been on the market for nearly 3 months, I'm wondering if there could there be a little more negotiation to be had?
