As always with flats and apartments there is a good chance they are leasehold so its worth checking how long is left on the lease - these are relatively new apartments so there shouldn't be to many issues. There is likely to be a service charge as well, so worth investigating.

Popular with tenants Pooler Close is located just off the Holyhead road in Wellington. Tenants can walk into Wellington which offers a wide range of amenities. With good access to the M54 and makes it a good location if you work in either Telford, Shrewsbury or the West Midlands.

Deal of the Day - 2 bedroom bungalow, Church Close, Madeley, Telford - Vary your portfolio!

The number of calls I get for tenants looking for bungalows is increasing. At the Telford Property Blog we have looked at bungalows, however, not all that often as finding the right property in the right location doesn't happen all that often.
 
Located in cul-de-sac in Madeley close to local amenities, this property should appeal to the more renter, and offers good space. Bungalows don't appeal to everyone however all the bungalows I have rented over the years have attracted long term tenants, with low void periods.
 
This bungalow has bee on the market since the beginning of Feb with Nick Tart for £119.000 and could easily rent for £525 pcm giving a gross return of 5.3% - maybe more if well negotiated!

Deal of the Day - 3 bedroom Semi, Wrekin View, Madeley, Telford, Shropshire - Should rent easily

 
Just seen this property in Madeley which is up for auction next month with Pennycuick Collins for £89k. Now I don't normally look at auction properties on the blog, however, I have let and managed property in this street over the last couple of years and think that purchased at the right price this could offer a healthy return.
 
Its unknown how much work is needed to be done inside, however a monthly rent of £550 (I slightly disagree with the selling agents assumptions) can be achieved. However, lets assume its costs you a total of £105k to get it to market - the gross annual return could be a healthy 6.2%

A rental of £575,00 can be achieved giving a gross rental yield of just over 8% maybe more if negotiated well!
 
 
I rent many houses in the St. Georges area - close to Telford town Centre and the new Southwater development there's easy access to many large employers located in and around the Telford centre, couple this with good links to the M54 and the West Midlands makes St. Georges popular with landlords and tenants.

Deal of the Day - 3 bed semi-detached, Haughton Road Shifnal - Investors opportunity for quick return?

When I see properties come onto the market that need refurbishment, I always tread with caution. Choosing a property that needs to be refurbished needs to be done with care and some research.

This property is on the market for £134,950 with Fields of Shifnal, having spoken to the agent the property does need full modernisation.

However that's said Shifnal is a desirable area. A market town with lots OF facilities on offer including good schools and easy transport links to Telford and the west midlands - and house prices have grown by over the last 10 yrs!

Rent achieved should be in the region of £650pcm and if this property was ready to let that would give a gross yield of 5.8% on a purchase price of £134k

However negotiated at the right price this could be a property for selling on for a quick profit or keeping as part of your portfolio

Fridays Deal of the Day - 3 bed terraced, Burford Brookside Telford - looking for your first investment?

Came across this property yesterday which is on the market for £85k with DB Roberts. On first inspection it looks to be in good order, with little work being required, which I think would make a good first time investment.

Brookside is located in south Telford and is popular with landlords and tenants due to its proximity to large employers and Telford Town Centre
 
So to the maths - if purchased at £85k this property could be let at £575.00 pcm giving a gross return of just 8.1%, potential for more if negotiated well.

This 4 bed terrace has just come across my desk, and after just letting a 3 bed property nearby for £550.00 pcm I believe this property once refurbished could achieve up to £750 pcm.
 
On with DB Roberts for £60,000, the property is located Willowfield is located in south Telford, with easy access to Telford Town Centre and Halesfield Industrial Estate, home to many of Telford's large employers.
 
Local amenities are close by and good bus links make this Woodside attractive for investors, I've rented many in this area and let even more. You are likely to attract LHA tenants, and the current rent for a 4 bed property that the council would give is £750.00 pcm.
 
If purchased at the asking price - and lets assume £15k refurbishment costs, then a  gross yield of 12% could be achieved.
