Fridays Deal of the Day - 3 bed terraced, Burford Brookside Telford - looking for your first investment?

Came across this property yesterday which is on the market for £85k with DB Roberts. On first inspection it looks to be in good order, with little work being required, which I think would make a good first time investment.

Brookside is located in south Telford and is popular with landlords and tenants due to its proximity to large employers and Telford Town Centre

 

So to the maths - if purchased at £85k this property could be let at £575.00 pcm giving a gross return of just 8.1%, potential for more if negotiated well.

There are plenty of other buy to let deals coming to the market, but I can't post them all on here, if you see any other properties out there and would like my honest opinion on whether it's good bet or not, I am more than happy to do this.
